Sound familiar?
The everyday problems the Real Estate Developer Sales app takes off your plate.
The same unit is promised to two buyers
Availability lives in a spreadsheet. Two executives hold the same unit, a price change reaches one of them late, and a buyer loses the unit they paid for.
Instalments chased by hand
Payment plans follow construction milestones, so due dates move. Demand letters go out late, and nobody sees which buyer is 30 days overdue.
Brokers argue over who brought the client
Two agencies claim the same buyer. Commission is worked out by hand, and it is paid before the buyer has paid enough.
How it works
From the first message to a finished job, step by step.
- 1
Lead and site visit
A lead comes from the chat, a portal, a campaign or a broker. It goes to an executive by round-robin, and the team lead is told if nobody replies in 15 minutes. Book a site visit; the lead gets a confirmation and reminders the day before and 2 hours before.
- 2
Share units and hold
Send the three best-priced Available units in the lead's budget as a PDF. Hold one: its price is frozen and nobody else can hold or book it until the hold ends. If the unit is taken, the lead can join its waitlist.
- 3
Reserve
Reserve the held unit. The booking, the payment schedule, the buyer and the KYC checklist are created, and the reservation form goes to the buyer on WhatsApp. A discount above your limit goes for approval.
- 4
Payment plan and collections
Instalments follow the plan: on booking, on dates, on construction milestones, on the SPA, on handover and after handover. A payment request goes out before each due date or when a milestone is marked achieved, and a receipt follows every payment.
- 5
SPA and registration
Issue the SPA once KYC, shares, discount approval and the booking amount are checked. Signing and registration reminders follow. The app records the registration; it never files with an authority.
- 6
Handover
Open handover for a tower or phase. Buyers get the handover notice, a snagging visit and a reminder. The handover is recorded only when pre-handover amounts are paid, registration is done and no critical snag is open.
What's inside
The records the app sets up for you, already linked together, with forms, lists, boards and dashboards.
Projects, towers and phases
Each project with its city, area, registration number, escrow details, launch and completion dates, sales status, and its own hold, SPA, registration and cancellation rules.
Units
Unit number, floor, type, bedrooms, view, areas, parking and list price, on a status board from Available to Held, Reserved, SPA signed, Registered and Handed over, or Blocked and Not released.
Price lines
A unit's price by version and start date. A new price starts on its date; live holds and bookings keep the price they were given.
Leads and site visits
Buyers with budget, unit types, purpose, timeline, source and broker, from New to Visit booked, EOI, Hold, Reserved or Lost. Visits are booked, done, no-show or cancelled, with a 1–5 rating.
EOIs
Expressions of interest for a launch, with preferred types, floors and budget. Priority follows the time the EOI is paid; unallocated EOIs are refunded with approval.
Holds and waitlist
Soft holds with an expiry, bookings, management blocks and a waitlist queue. A unit has only one live claim at a time, so it can never be sold twice.
Bookings and buyers
Each booking with its price, discount, net price, joint buyers and shares, and a timeline of every event. Buyers carry nationality, residency, ID, screening and KYC status.
Payment plans and instalments
Plans line by line, totalling 100%, with sample plans such as 10/90, 20/80 construction-linked and 60/40 post-handover. Each instalment shows its due date, account, paid amount, balance and ageing.
Construction milestones
Foundation to completion per project or tower, with the planned and achieved dates and the engineer's certificate.
Payments
Transfers, cheques, card and cash, paid into the escrow, developer or authority account, in any currency with the rate used. Post-dated cheques count once they clear.
Brokers and commission
Broker agencies with licence and agreement expiry and commission %. Commission rows move from Pending to Eligible, Invoiced, Approved and Paid, with clawbacks.
Documents and snags
KYC checklists by country, buyer type and residency, with verify and reject steps and expiry dates. Snags from the handover inspection, open to fixed and verified.
Runs itself
Automations that are switched on when you install the app.
- New leads assigned by round-robin and acknowledged; the team lead is told when nobody replies within 15 minutes
- Site visit confirmation, reminders the day before and 2 hours before, follow-ups on day 1, 3 and 7 that stop on a reply, a hold or a booking
- A hold expires on time and the unit is Available again, with a warning 2 hours before; the oldest waitlisted lead then gets a hold on it
- Scheduled prices start on their date and replace the unit's previous price
- Payment requests before each due date or when a milestone is marked achieved, sent as a PDF in the chat
- Instalment reminders 3 days before and on the due date; overdue at 7 days to the buyer, at 30 days to collections and the manager, and a formal notice draft at 60 days that is never sent automatically
- Payments applied to the oldest open instalment first, with a receipt to the buyer; a bounced cheque tells the buyer and the team lead
- SPA signing reminders 7 days before and on the due day, and registration-due alerts to documentation and the team lead
- Broker leads: the first registration wins in the protection window, and the broker is told when it lapses
- Commission becomes due when the buyer has paid the set share, the broker is asked for an invoice, and a monthly statement goes out
- Broker licence and agreement expiry alerts 60, 30 and 7 days ahead; an expired agency is suspended
- Monthly construction updates to buyers, and a 1–5 rating request after handover

Questions
Common questions about the Real Estate Developer Sales app.
How is this different from the Real Estate Brokerage app?
The Brokerage app is for agencies listing other people's properties. Developer Sales is for developers selling units in their own projects: inventory, price changes, holds, reservations, payment plans, collections and handover, with brokers as sales partners.
Can a unit be sold twice?
No. A unit has one live claim at a time, whether it is a hold, a booking, an EOI allocation or a swap. A second hold or booking on the same unit is refused. If a unit is taken, the lead can join its waitlist instead.
How are WhatsApp messages sent outside the 24-hour window?
Inside the 24-hour window, the app sends a normal chat message. Outside it, the app uses its 34 WhatsApp message templates, which are submitted for Meta approval when your workspace is linked to the Team Inbox. The templates are in English. Until a template is approved, your team is asked to send that message by hand.
Do payment plans follow construction?
Yes. A plan line can fall due on booking, on a date, on a construction milestone, on the SPA, on handover or months after handover. When a milestone is marked achieved, every booking with an instalment on it gets a payment request.
Does the app handle escrow, Oqood or RERA registration?
It records them. Payments are tagged to the escrow, developer or authority account, and you record the registration number and date. The app never files with a land department or RERA and never moves money. Forfeiture, fees and KYC lists are settings you set; they are not legal advice, so check them with your legal team.
How do broker registrations and commission work?
A broker registers a client for a project, and the first registration wins while it is protected. Commission becomes due once the buyer has paid the share you set, and by default once the SPA is signed. The broker sends an invoice, and a second person approves the payout.
Can I change the plans, limits or messages?
Yes. Everything the app installs can be edited with the visual builders or by asking the AI Builder, for example to change the hold hours, the discount limits or when reminders go out.
